Worst living experience. Too much construction noise outside as well as in above flats. Not worth living.Most of time lifts are under maintenance.If you planning to move on as tenants please avoid at least 1-2 years.

First of all this not a luxury society. Godrej properties makes fool of us all. Each and every where they did cost cuttings. Most of the accessories used here is substandard. Toilets, kitchen, doors and sliding, tyles, taps, cabinets and switches are all substandard fitment here. moreover the cheap quality lifts fixed here. Inexperienced, incapable persons are here to give us a safe environment here on our cost. Water tds is also high they assured when we visit to see this project they delivered clean mineral water with their water plant supply. But all the thing failed. So thing before you buy this property.

I am writing this review with a great deal of disappointment and frustration after my experience with Godrej Properties, specifically the Godrej Woods, Sector 43, Noida project. To prospective buyers and investors: please be extremely cautious before investing your hard-earned money in this project. Despite the branding and pricing, Godrej Woods is not a luxury project by any standard. In reality, it is a very basic residential project, comparable to many average developments in Noida, and certainly not worth the premium being charged. Do not get misled by marketing narratives. The handover quality is extremely poor. The workmanship, finishing, and overall construction quality fall far below expectations from a so-called premium developer. Multiple issues were identified at the time of handover, and despite formally raising them through proper channels, most of the concerns remain unresolved. Unfortunately, the process seems designed in such a way that buyers eventually feel compelled to accept possession in substandard condition simply because they need the house. What is even more disappointing is the complete lack of accountability and responsiveness from the project team and higher management. Escalations to senior authorities at Godrej Woods lead to no response, no follow-up, and no resolution. This appears to be the norm rather than an exception. Once the payment milestones are met, the customer experience deteriorates significantly. For anyone planning to invest in any Godrej project, I strongly recommend exploring other builders and genuinely premium projects available in the market. There are far better options that offer superior quality, professionalism, and post-sales support. For those who have already invested and are approaching handover: Inspect every single detail thoroughly. Do not rush. Accept possession only after all issues are fully rectified. Be prepared, however, that this process may take considerable time and persistence. In conclusion, my experience with Godrej Woods has been deeply disappointing. The brand promise does not translate into delivery on the ground. I hope this review helps future buyers make a more informed and cautious decision.

Very disappointed with my experience. The project is already delayed by more than 1 year, and there has been no clear accountability regarding the delay timeline. When I visited my flat, I was completely shocked by the construction quality and finishing standards. The workmanship does not match the expectations set by the brand name. Basic finishing issues, poor attention to detail, and overall quality concerns were clearly visible. Additionally, products installed in the flat are manufactured in 2023, while we are now in 2026. As a buyer investing hard-earned money, this raises serious concerns about inventory management and quality control. Buying a home is a lifetime investment. I would strongly advise other buyers not to rely only on brand reputation. Please thoroughly inspect the construction quality and verify specifications before making any decision.

Honest take after 3 months (Read if you're a tenant) If you’re an owner, this place is okay for the long run. But if you’re a tenant, my advice is to wait 1-2 years before moving here. You’ll be paying a "premium" rent for a society that’s still very much a construction site. The Good: The gym and clubhouse are fine, and the staff is actually quite polite. The Not-So-Good: They keep the entrance and lobby sparkling for new buyers, but the resident parking areas are covered in thick dust. I’ve complained for 3 weeks but no one cleans it. I'll edit the post, if they clean it in future. Infrastructure: The approach roads are a mess—lots of potholes and no streetlights at night. It feels unsafe driving back late, specially during dense winter fog. Broken Promises: That "Forest Trail" everyone talks about in the brochures? It’s still under development. You can't even use it. Overall, it's going to be a good society eventually, but right now, you’re paying premium for a finished product and living in a project that's only half-ready. Not worth the current premium rent for tenants.
