NVT has built a strong legacy in luxury villas. What prompted the strategic move into Sky Villas and integrated townships at this stage?
With the luxury housing segment continuing to show significant growth and Bengaluru slated to be the second-fastest-growing market in the segment, NVT Quality Lifestyle is uniquely positioned to capitalise on this growth, leveraging its combination of deep expertise and an understanding of consumer preferences in the luxury living segment. We also have the significant advantage of land banks in two of Bengaluru’s fastest-growing luxury-housing locations: Whitefield and Sarjapur.
Moving into vertical luxury formats like sky villas allows NVT to optimise land use in premium urban micro-markets. Sky villas combine the spatial generosity of villas with the convenience and security of vertical communities. Luxury buyers today don’t just buy homes, they buy ecosystems- schools, healthcare, clubhouses and wellness zones, green infrastructure, etc. From a strategic customer standpoint, this reduces customer acquisition cost over time and strengthens Lifetime Customer Value.

Is this expansion a natural progression of demand, or a proactive vision anticipating the next wave of luxury living?
It’s both a natural progression and a proactive vision. Over the last few years, we’ve seen our villa buyers evolve; they want the space and privacy of a villa, but increasingly within integrated, managed environments. At the same time, we believe the next wave of luxury living in India will be defined by vertical communities that offer villa-scale homes with ecosystem advantages. Our move into Sky Villas and integrated townships is an organic extension of what we’ve always built, just reimagined for the way affluent families want to live going forward.
How has the definition of luxury housing evolved among high-value homebuyers in Bengaluru over the last five years?
Five years ago, luxury was largely about large plots and premium locations. Today, it is about intelligent design, low-density planning, sustainability and integrated living. Bengaluru’s high-net-worth buyers want homes that offer privacy like a villa, but with the security, services and ecosystem advantages of a township. Technology, wellness infrastructure, and community experiences have become non-negotiable. Luxury has evolved from being asset-centric to being experience-centric.

Do today’s buyers prioritise ecosystem and community over standalone opulence?
Yes, there is a visible shift. Today’s luxury buyer values ecosystem and community as much as, if not more than, standalone opulence. A beautifully designed home is important, but what truly enhances quality of life is the environment around it — walkable green spaces, wellness amenities, security, social infrastructure and a like-minded community. Luxury has evolved from being a statement of scale to a statement of lifestyle.
How do Sky Villas complement standalone villas within a single master-planned township?

In a fast-growing city, a well-planned township provides predictability in planning, services and governance that standalone projects often cannot match at scale.
How critical are infrastructure catalysts such as STRR, metro expansion and regional connectivity in shaping long-term residential value?
Connectivity is the backbone of modern urban living. Large-scale infrastructure investments such as metro networks and ring roads reshape how cities expand and where value is created. Developments aligned with these growth corridors are better positioned to offer convenience today and appreciation tomorrow. Do you see Bengaluru’s eastern corridor emerging as a long-term premium residential hub?

With a target of 5 million sq. ft. by 2028 and projected annual sales of ₹1,200–₹1,500 crore, how do you balance scale with quality?
Our focus is on disciplined growth. We standardise processes, strengthen design and execution oversight and work with long-term partners who align with our quality benchmarks. Expansion for us is calibrated, not aggressive. Protecting the brand’s integrity is non-negotiable.
